You've found the one. We'll do thorough background research, prepare a legally sound offer tailored to your terms, and walk you through every clause before you sign anything.

THE NEGOTIATION

Navigate the Offer Response

Three things can happen after an offer is submitted. We prepare you for all of them.

Seller Accepts

Congratulations! The property is conditionally yours — we move into due diligence.

Seller Rejects

Rare, but possible. We follow up and explore what can be done differently.

Counter-Offer

Most common. The seller adjusts terms — we negotiate firmly on your behalf.

PROTECT YOURSELF

Due Diligence

Conditions are your safety net — financing approval, home inspection, and for condos, status certificate review.

Submit contract to your lender for financing approval.

Book a licensed home inspector — budget $400–$600

Attend the inspection in person (allow 2–3 hours)

Review written inspection report carefully with us

For condos: review status certificate with your lawyer

POINT OF NO RETURN

Sign the Waiver — It's Official

Once all conditions are satisfied — financing confirmed, inspection complete — you sign the waiver. The sale is now firm and final. The property is marked SOLD.

LEGAL CLOSING

Meet Your Lawyer

Your real estate lawyer handles the legal transfer of ownership and coordinates the flow of funds on closing day.

Provide home insurance confirmation

Bring balance of down payment + closing costs (certified funds)

Sign all closing documents at your lawyer's office

Receive title transfer and keys!

BEFORE YOU MOVE

Pre-Move Checklist

Getting organized early prevents last-minute stress and ensures nothing falls through the cracks.

Book professional movers early — quality movers fill up fast

Update mailing address with CRA, bank, OHIP, employer, etc.

Transfer utilities (hydro, gas, internet, phone) to new address

Cancel utilities at current home on the correct date

Set up property tax account with your municipality

Arrange mail forwarding through Canada Post
