SEARCH & SELECTION
We'll curate a shortlist of best-matched properties — typically up to 6 homes per showing session. A focused tour keeps your decision-making sharp and productive.
We discuss each home before the showing, ranking by your must-haves and deal-breakers, so every visit is intentional.

MAKING YOUR MOVE
You've found the one. We'll do thorough background research, prepare a legally sound offer tailored to your terms, and walk you through every clause before you sign anything.
DURING THE OFFER PROCESS, WE WILL
Research the property history, comparables & disclosures
Prepare the Agreement of Purchase & Sale (APS)
Explain every detail — no surprises, no guesswork
Present and negotiate the offer on your behalf

THE NEGOTIATION
Three things can happen after an offer is submitted. We prepare you for all of them.
Congratulations! The property is conditionally yours — we move into due diligence.
Rare, but possible. We follow up and explore what can be done differently.
Most common. The seller adjusts terms — we negotiate firmly on your behalf.

PROTECT YOURSELF
Conditions are your safety net — financing approval, home inspection, and for condos, status certificate review.
Submit contract to your lender for financing approval.
Book a licensed home inspector — budget $400–$600
Attend the inspection in person (allow 2–3 hours)
Review written inspection report carefully with us
For condos: review status certificate with your lawyer
🔍 Never skip the inspection. A few hundred dollars now can reveal tens of thousands in hidden repairs. We'll recommend vetted inspectors and walk through findings with you.

POINT OF NO RETURN
Once all conditions are satisfied — financing confirmed, inspection complete — you sign the waiver. The sale is now firm and final. The property is marked SOLD.

LEGAL CLOSING
Your real estate lawyer handles the legal transfer of ownership and coordinates the flow of funds on closing day.
Select a real estate lawyer (we can refer trusted professionals)
Provide home insurance confirmation
Bring balance of down payment + closing costs (certified funds)
Sign all closing documents at your lawyer's office
Receive title transfer and keys!

BEFORE YOU MOVE
Getting organized early prevents last-minute stress and ensures nothing falls through the cracks.
Book professional movers early — quality movers fill up fast
Update mailing address with CRA, bank, OHIP, employer, etc.
Transfer utilities (hydro, gas, internet, phone) to new address
Cancel utilities at current home on the correct date
Set up property tax account with your municipality
Arrange mail forwarding through Canada Post

THE BIG DAY
The moment you've been working toward! Once funds transfer, keys are released — typically around noon. We'll be with you every step of the way.
🏠 Don't book movers for exactly noon. Key release can sometimes run a little later. We'll keep you updated in real time so your moving day runs perfectly.
